Why should I sell my house to you?

Good question; and we think you should ask this question to anyone else you are talking to as well. First of all we are PROFESSIONAL and always conduct our business with INTEGRITY - this is very important to us. When you meet us in person I'm sure you will agree that we are someone you can trust to sell your house to or buy a house from. Secondly, we will make you an offer at a fair price and we will not take advantage of your situation. Also, we have been buying and selling houses for over fifteen years. We are not some national marketing web site that just takes your information and sells it to someone who paid for the lead. We believe we may be your best option for you to sell your house fast or to buy your dream home. How does the process work?

The process is very simple when we buy or sell houses. You can either fill out the form to sell your house or the one for buying a house, or give us a call so we can talk. Once we've received the information about the house you want to sell or buy we'll put together a few options for you to choose from. After you've selected an option, we'll both sign the agreement and begin the closing process. The closing process can be done in as quickly as a few days or longer depending on what works best....we are flexible.

Do you buy houses that need a lot of repairs?

Absolutely! We buy houses that need repairs all the time. Some people will tell you that you need to fix the house up before you can sell it. That may be true if your buyer needs to qualify for a traditional mortgage because lenders may require some repairs. However, this is not the case if you sell your house to us. Many of the houses we buy need repairs and we've probably bought houses in far worse condition than yours. Don't worry about the level of repairs or if it's packed from floor to ceiling with "stuff." You can even leave anything you no longer want and we'll take care of it. We can handle anything and we won't need to bother you with a bunch of inspections or other pre-sale conditions. This is the absolute best way to sell a house fast that needs repairs.

Do you buy houses that do not need any repairs?

Are there any fees?

We do NOT charge any fees to you when we buy your house or if you buy a house from us. We make our money with the investment and do not need to make any by charging you a commission or other fees. Will you still buy my house even if there is a tenant living there?

Yes. Even if the house has a tenant, with or without a lease, we are still interested in making you an offer to buy the house. Many of the people who sell houses to us are having problems with their tenants. We can step in and buy your house to make your problems go away.

What if my house is in foreclosure?

We have a lot of experience working with people who are in foreclosure. We can explain each stage of the foreclosure process to you so you understand your best options whether you have received a Notice of Default or Notice of Trustee Sale. If your best option is to sell your house then yes, we can buy your house and stop the foreclosure before you lose your house at auction. This is when selling your house fast may be very important.

What if my house is underwater or I'm behind on payments?

How does your rent-to-own program for sellers work?

If you have a house that you want to rent for a couple more years before selling it, or if you don't have much equity and can't afford to sell with a Realtor, we may be able to help. We can structure a deal where we rent the house from you for a fair market rent and in a couple years we buy it for an agreed upon price. During the rental period we will be responsible for making sure the property is well maintained and that the mortgage and bills get paid.

We will select a responsible tenant who plans to buy the house after the rental period. Since they plan on buying the house they will keep it in good condition and treat it as their own.

How does your rent-to-own program for buyers work?

We have flexible programs for people who want to buy a house but may need some time to improve their credit or save for a down payment. If you qualify as a rent-to-own buyer we'll put together a payment structure that fits your budget and allows you to live in the house and pay rent then buy it in a year or two when you are ready.
